Heater & Furnace Repair in Ladera Ranch, CA
Ladera Ranch furnaces are usually in the attic and are from the early 2000s or later. At this age the common failures are igniters, flame sensors, inducer motors and control boards. Many homes have two systems, one for each floor. We test for carbon monoxide on every heater repair.
Furnace and heat pump repair in Ladera Ranch
Most Ladera Ranch homes were built in the 2000s with a gas furnace in the attic and a central AC. Those original furnaces are now around 20 years old, and that is when the bigger parts start to go. In Terramor and other newer sections, and in homes where the owner has already upgraded, heat pumps are more common. Our furnace repair and heat pump calls here cover both.
Gas furnaces at 20 years
- Ignition: igniters, flame sensors and gas valves.
- Inducer motors and pressure switches, often the reason a furnace clicks but never lights.
- Condensate drains on high efficiency attic furnaces. A clog can shut the furnace off or leak into the ceiling.
- Control boards, sometimes after a power surge.
Heat pumps in newer homes
A heat pump heats and cools with the same outdoor unit, so it works all year. Common issues are defrost faults, failed outdoor fan motors and thermostats set up for the wrong equipment. If the air feels cool for a few minutes and then warm again, that is usually defrost and it is normal. If it stays cool, call. More on heat pump repair.
Carbon monoxide
We test for carbon monoxide on every gas furnace repair. If your CO alarm goes off, get everyone out, call 911, then SoCalGas. Wait until they say it is safe before going back in.
Repair or replace?
A single failed part on a 20 year old furnace is usually worth fixing. A cracked heat exchanger, or a furnace and AC that are both failing, points to replacement. Many Ladera owners replace the furnace and AC together, or switch to a heat pump. Ladera Ranch is unincorporated, so replacements are permitted with the County of Orange, and most villages have HOA rules for outdoor equipment. We give you written prices and the equipment details your HOA needs. More on furnace installation.

Frequently asked questions
Do you service homes with two furnaces?+
Yes. We can check both on the same visit.
Who permits a furnace replacement in Ladera Ranch?+
Ladera Ranch is unincorporated, so replacements are permitted with the County of Orange. We handle the permit.
Should I replace my furnace and AC at the same time?+
If both are around 20 years old, it often makes sense. A matched system works better, and it means one installation. If one is in good shape, we tell you.
Is there water damage risk from an attic furnace?+
Yes, on high efficiency furnaces that make condensate. A clogged drain can overflow the pan. A float switch that shuts the system off helps, and we check it on every visit.
Do you service both systems in a two-story Ladera home?+
Yes, on the same visit.
How fast can you come?+
Same day in most cases, 24/7 for emergencies.
Do you check for carbon monoxide?+
Yes, on every heater call.
